What to sort out before you sell, move up, or buy

How do I figure out what my current Toronto home can put toward the next one before I shop?
Gather an estimate of sale proceeds, your mortgage balance, selling costs, and purchase closing costs, including land transfer tax, then talk to a lender. Decide early whether you will sell first, buy first, or bridge between the two. Your lender and official sources give the financing and tax specifics. Lending terms and tax rules change. Confirm them with your lender and official sources.
How should I think about the asking price for my home so buyers take it seriously early?
Base the price on recent comparable sales and the home’s condition, because a price that sits can make buyers wonder why. No inventory or market figures are quoted here. Any market statistic should come from a dated, official source. Values change. Confirm any price with current local sales data.
I have inherited a house in Toronto. What do I need to sort out before I can sell it?
Confirm the estate’s authority to sell with your estate lawyer first, then decide how much preparation the home needs before it is listed. I can help with preparing, presenting, and pricing the home. Estate administration and taxes belong to your lawyer and accountant. Estate rules are specific to each case. Confirm them with your estate lawyer.
Should I wait for the next Bank of Canada announcement before I buy or sell?
Usually your own timing matters more: your job, your family, your equity, and finding the right home. Guessing the next rate move is a weak plan. No rate or price forecast is given here. A lender can show you how different rates affect your numbers. Rates change. Confirm current terms with your lender.
What should I look at before I buy a condo or townhome, beyond the unit itself?
Look at the building’s finances and rules, the monthly fees, and the condo status certificate, which describes the corporation’s situation. Have your lawyer review the status certificate. Ontario condo sources explain what it contains. No buildings are described here. Condo rules change. Confirm them with official Ontario sources and your lawyer.
